A declaration of new construction reflects a physical modification to a registered property, such as the construction of a building. The declaration can be for a completed property or a property under construction, in which case a corresponding completion certificate will be required. The declaration of new construction is always granted by the registered owner.
New construction or extension of previous works:
Title deeds of the plot owners.
D.N.I. of the interested parties.
If a company is involved, current powers of attorney or administrator appointments.
Cadastral reference (last IBI receipt).
Municipal building permit.
Technical project, indicating the cost of execution.
Once granted, a certificate from the architect who authored the project must be provided, attesting that the description in the deed matches the project for which the building permit was obtained.
Existing works carried out previously, for which there is no technical project:
Title deeds of the plot owners.
D.N.I. of the interested parties.
If a company is involved, current powers of attorney or administrator appointments.
Cadastral reference (last IBI receipt).
Description of the building's characteristics.
Municipal certificate of the building's existence and its description, attesting that the new construction is not subject to any municipal sanctioning proceedings for urban planning indiscipline.
Value assigned to the declared new construction.
